Text messages from FLIP
FlipHouse Software LLC, operating as FLIP ("FLIP"), sends two kinds of text message. Both start with "FLIP:", both stop when you reply STOP, and neither is ever marketing.
1. Sign-in and password-reset codes
When you get one. Only when you ask for it. On FLIP's sign-in screen — on the web at app.flip.house/login ("Sign in with a code" or "Forgot your password?"), or in the FLIP iPhone app — you type your email address or mobile number and tap Send me a code. FLIP then texts a one-time 6-digit code to the mobile number already saved on that FLIP account, and emails the same code. A number that is not on a FLIP account is never texted.
What the screen says. Directly under the button, every time:
"By requesting a code, you agree to receive a one-time text with it at the mobile number on your FLIP account (we email it too). One text per request. Msg & data rates may apply. Reply STOP to opt out, HELP for help." — with links to the Terms and the Privacy Policy.

What the text says. One message per request:
- "FLIP: Your sign-in code is 123456. It works for 10 minutes. Don't share it - FLIP will never ask for it. Reply STOP to opt out."
- "FLIP: Your password reset code is 123456. It works for 10 minutes. Didn't ask for it? Ignore this text. Reply STOP to opt out."
Codes contain no links. Nothing recurs: one request, one text.
2. Job texts for contractors
Contractors hired through FLIP can get job offers, schedule updates and payment notices by text. The operator who hires them reads them a short consent script and records their agreement; FLIP then sends one invitation asking them to reply YES, and sends job texts only after that YES. Frequency varies with job activity.
3. Stopping, help, and your data
- Reply STOP to any FLIP text to stop all FLIP texts to your number. Reply HELP for help, or email hello@flip.house.
- Message and data rates may apply. Carriers are not liable for delayed or undelivered messages.
- We do not sell or share your mobile number or SMS opt-in data with third parties for marketing purposes. See the Privacy Policy and the Terms of Service (section 9.9).
