Privacy Policy

This Privacy Policy explains how FLIP ("FLIP," "we," "us," or "our") collects, uses, and shares information in connection with the FLIP platform at flip.house and our related websites, applications, messaging features, and services (the "Service").
FLIP is a business tool for real estate investors and their teams. If you use the Service through a workspace administered by your company or team, your administrator controls that workspace and the Customer Data in it.
1. Information We Collect
Information you provide:
- Account and contact information — name, email address, phone number, company name, and password.
- Billing information — payment details are collected and processed by our payment processor. We do not store full payment card numbers.
- Customer Data — content you and your team submit to the Service, such as deal and property records, budgets, documents, photos, contact lists, and notes. Customer Data may include personal information about other people, such as contractors, agents, sellers, property owners, and leads.
- Messages — the content and metadata of communications you send and receive through the Service's messaging features, including SMS messages and delivery status.
- Support communications — information you provide when you contact us.
Information collected automatically:
- Device and usage data — IP address, browser and device type, operating system, pages viewed, features used, actions taken, timestamps, referring pages, and approximate location derived from IP address.
- Cookies and similar technologies — see Section 6.
Information from other sources:
- Property Data — property characteristics, ownership records, transaction and tax history, valuations, and, where you use owner-lookup features, contact information associated with property owners, sourced from licensed third-party data providers and public records.
- Service providers — such as fraud prevention, identity verification, and analytics providers.
2. Personal Information About People Who Are Not Our Customers
Our customers use the Service to store and access information about people who may not have a FLIP account — for example, contractors they work with and owners of properties they research. We process that information on our customers' behalf to provide the Service. The customer who submitted or accessed the information is responsible for using it lawfully, including obtaining any required consents before contacting anyone.
If you believe a FLIP customer has stored or used your information through the Service, you may contact that customer directly or reach us at hello@flip.house and we will assist as appropriate.
3. How We Use Information
We use the information we collect to:
- Provide, operate, maintain, and secure the Service, including hosting Customer Data and delivering messages you initiate;
- Create and administer accounts, authenticate users, and process payments;
- Provide AI-powered features, which may involve sending relevant inputs to our AI service providers to generate outputs. We do not permit our AI service providers to use your Customer Data to train their generalized models.
- Monitor messaging activity for compliance with law, carrier requirements, and our Terms of Service, including enforcing opt-outs;
- Respond to support requests and communicate with you about the Service, including transactional and administrative messages;
- Analyze usage and improve and develop our services, including through aggregated or de-identified data;
- Detect, prevent, and address fraud, abuse, security incidents, and violations of our Terms;
- Comply with legal obligations and enforce our rights; and
- Send you marketing about our own products and features, which you can opt out of at any time via the unsubscribe link or by contacting us.
4. How We Share Information
We share information with:
- Service providers and subprocessors that help us operate the Service — such as cloud hosting, payment processing, SMS and telecommunications providers, AI service providers, property data providers, analytics, and customer support tools — under contracts that limit their use of the information to providing services to us;
- Telecommunications carriers and messaging aggregators, as necessary to register messaging campaigns and deliver messages you send;
- Your workspace — information in a team workspace is visible to other authorized users of that workspace according to its settings;
- Parties to a corporate transaction, such as a merger, acquisition, financing, or sale of assets, subject to standard protections;
- Law enforcement, regulators, and other parties when we believe in good faith that disclosure is required by law or appropriate to protect the rights, safety, or property of FLIP, our users, or others; and
- Others with your direction or consent.
We do not sell personal information, and we do not share personal information with third parties for cross-context behavioral advertising.
5. Data Retention
We retain personal information for as long as your account is active and as needed for the purposes described in this Policy. Following account closure, we delete or de-identify Customer Data within 90 days, except that we may retain information as needed to comply with legal obligations (including messaging consent and opt-out records), resolve disputes, enforce agreements, and maintain security, and residual copies may persist in backups for a limited period before deletion.
6. Cookies and Analytics
We use cookies and similar technologies that are essential to operate the Service (such as authentication and security), to remember preferences, and to understand how the Service is used so we can improve it. We use Cloudflare Web Analytics, which is cookieless and does not fingerprint or track individuals across sites. You can control cookies through your browser settings; disabling essential cookies may prevent the Service from functioning. Our Service does not currently respond to "Do Not Track" browser signals. If we engage in targeted advertising or "sales" of personal information in the future, we will update this Policy and honor applicable opt-out preference signals.
7. Security
We use administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit, access controls, and monitoring. No system is completely secure, and we cannot guarantee the security of information transmitted to or stored by the Service.
8. Your Rights and Choices
You can access and update your account information in your settings, opt out of marketing emails via the unsubscribe link, and cancel your account at any time.
Depending on where you live, you may have rights under applicable U.S. state privacy laws, which may include the right to: (a) confirm whether we process your personal information and access a copy of it; (b) correct inaccurate personal information; (c) delete personal information; (d) obtain a portable copy of personal information; and (e) opt out of targeted advertising, the sale of personal information, or certain profiling (activities we do not currently engage in).
To exercise these rights, email hello@flip.house with your request. We will verify your identity and respond within the time required by applicable law. We will not discriminate against you for exercising your rights. You may authorize an agent to submit a request on your behalf, subject to verification. If we decline your request, you may appeal by replying to our decision or emailing hello@flip.house with the subject "Privacy Appeal," and we will respond as required by applicable law.
Note that where we process information on behalf of a customer (see Section 2), we may refer your request to that customer and assist them in responding.
9. Location of Processing
We are based in the United States, and the Service is intended for users in the United States. Information we collect is processed and stored in the United States. If you access the Service from outside the United States, you understand that your information will be transferred to and processed in the United States, where laws may differ from those in your jurisdiction.
10. Children
The Service is not directed to children and may not be used by anyone under 18. We do not knowingly collect personal information from children under 13. If you believe a child has provided us personal information, contact us at hello@flip.house and we will delete it.
11. Changes to This Policy
We may update this Privacy Policy from time to time. We will post the updated Policy with a revised effective date and, for material changes, provide additional notice by email or within the Service.
